One thing I always remind my buyers: you can't time the market perfectly. Trying to guess the exact right moment to buy almost always leads to stress and second-guessing.

That said, sometimes, the data gives us a little nudge. And according to national trends, the week of October 12–18, 2025, is shaping up to be one of the best times of the year to buy a home.

So what makes mid-October so special? It’s that rare combination of more inventory, less competition, and real savings on price.

Let’s break it down, especially in the context of what we’re seeing right here in New Hampshire.

Fall is always a bit of a reset in the housing market. The busy summer season winds down, and what we typically see is more breathing room for both buyers and sellers.

This year, that mid-October window is especially promising. Across New Hampshire, inventory has been gradually increasing, fewer buyers are actively shopping, and homes are sitting a bit longer on the market. That means more options, less pressure, and (potentially) better deals.


More Homes to Choose From

We’re heading into a window where there are usually more homes available compared to the rest of fall and sometimes even more than early spring.

We’re currently seeing 531 active listings across Southern New Hampshire, which is up from last month.

Bottom line? More inventory means more choices for you.


Prices Tend to Dip

Historically, home prices in mid-October are lower than they are in the summer. Nationally, buyers can save an average of around $15,000 on a median-priced home compared to peak summer prices.

Here in New Hampshire, we’re seeing more price adjustments and room for negotiation especially on homes that have been sitting a few weeks. Several of my clients this fall have been able to negotiate favorable terms, whether that’s on price, repairs, or even closing costs.


Less Competition = Less Stress

With many buyers stepping back to regroup before the holidays, this time of year brings fewer bidding wars. That gives you the advantage.

It means you can take a breath, actually talk through the pros and cons of each home, and make confident decisions without rushing.

In today’s market, homes in New Hampshire are spending about 39 days on the market before going under contract. That’s a noticeable shift from earlier in the year.
