What's Happening Nationally


Nationally, the numbers tell a pretty clear story: there are 17% more homes for sale right now than a year ago, and inventory has hit its highest level since May 2020. Every region in the country is seeing year-over-year inventory growth. The South and West have fully recovered to pre-pandemic supply levels. Slower price growth combined with easing mortgage rates is genuinely improving affordability, and with more homes available and fewer competing buyers in many markets, sellers are more willing to negotiate than they've been in years. Lawrence Yun, NAR's chief economist, put it plainly: buyers are in the best position in more than five years to get a good deal.


What's Actually Happening Here in Southern NH


I want to be straight with you, though: the Northeast hasn't seen the same dramatic inventory rebound as the South and West. We're not sitting on a flood of new listings the way some other parts of the country are. So if you're picturing the national headlines playing out exactly the same way here, that's not quite accurate.


But that doesn't mean nothing's shifted locally — because it has, just more subtly. Our median single-family price hit $530,000 in March 2026, but year-over-year growth has slowed to about 1%, the smallest gain we've seen since May 2023. Homes are also sitting longer — an average of 44 days on market in 2026, up from 32 days in 2024. That's a meaningful shift from the frantic, multiple-offers-in-48-hours pace a lot of buyers remember (and got burned out by) a couple years back.


It's not a buyer's market here. Demand still outpaces supply, and the NH Association of REALTORS® has said as much directly. But it is a materially different market than the one that may have pushed you out of the search. Slower price growth. More time to think. Less "waive every contingency or lose the house."
