Other sources like Zillow, ATTOM Data, and Bankrate have their own methods – and they’re pointing to later in the spring as the sweet spot. That’s great news if you're still prepping your home or just starting to think about listing.

What the Latest Research Says

Zillow recently shared that late May tends to bring higher sale prices, based on trends from the past year. Why? Because that’s when serious buyers are in full-on house hunting mode, hoping to move before the school year starts or summer plans kick off.

According to Zillow:

“Search activity typically peaks before Memorial Day... When more buyers are competing for homes, sellers can command a higher price.”

Sounds good, right?

The Numbers Don’t Lie

ATTOM Data went even deeper, looking at 59 million home sales over 13 years. Their findings? Sellers who list in May average an 11.1% premium over market value. That’s a huge boost that could add thousands of dollars to your bottom line.

Bankrate adds to that by pointing out that anytime in April or May tends to give sellers a solid edge. So even if the so-called “best week” has passed, the broader window is still wide open.

What About Right Here in New Hampshire?

Of course, national stats are helpful – but New Hampshire has its own rhythm. In many of our local markets, inventory is still tight, and buyers are actively looking. Especially in areas like Concord, Manchester, and along the Seacoast, well-priced homes are going fast.
