If you’re considering selling your home in 2026, the best time to start preparing isn’t next year; it’s today.
The spring market has always been the busiest season for buyers. Demand is expected to climb again as the weather warms, but today’s market looks very different from it did just a few years ago. Starting early could mean the difference between a smooth, profitable sale and a stressful one.
Most homeowners underestimate how long it takes to get from the decision to sell to the actual closing table. On average, sellers expect the process to take about 10 months. Baby boomers tend to be more optimistic, estimating closer to six months.
Either way, if your goal is to sell in the spring of 2026, the time to prepare is now.
Nationally, housing inventory has rebounded to pre-pandemic levels. In some regions, supply is even higher than before 2020. Here in Southern New Hampshire, however, the market is still tilted in favor of sellers.
Here’s why:
Low inventory – New Hampshire has less than 3 months of housing supply.
Strong demand – The average days on market for a single-family home is just 25.
Competitive offers – On average, properties are selling right at list price.
Those numbers point to a market where well-prepared homes still attract plenty of attention.
A recent survey found that sellers who partnered with an agent earlier in the process saw major benefits:
36.1% said their agent gave them better access to market data.
37.1% said their agent provided deeper insights, set realistic pricing, and streamlined the selling process.
That guidance matters in today’s market. Home prices nationwide have more than tripled since 2000, climbing from $145,000 to $435,300 in 2025. Meanwhile, median household incomes haven’t kept pace, rising from $42,000 to just under $80,000.
For buyers, affordability is tighter than ever which means they’re more selective than they were during the frenzy of 2021. Here in Southern New Hampshire, the median home price is [Insert Median Price], and even with mortgage rates dipping below 6.3%, buyers are carefully weighing their options.
Sellers who prepare early have the upper hand: they can price strategically, make the right improvements, and hit the market ready to compete.
Preparing your home for 2026 doesn’t mean rushing to do everything at once. It means making a clear, intentional plan. Here’s where to start:
Interview multiple agents – Every agent has a different approach. Meet with more than one to find the right fit.
Assess your home’s value and equity – Many longtime homeowners are surprised at how much equity they’ve gained. If you bought before 2005, your home’s value may have nearly doubled.
Identify needed updates or repairs – Small updates like fresh paint, updated fixtures, or landscaping can make a big impact.
Plan your listing timeline – Work backward from spring 2026. Set target dates for repairs, staging, and marketing so you’re not scrambling at the last minute.
If you want to take advantage of peak buyer demand in 2026, now is the time to get started. By preparing early, you’ll have the flexibility to make smart updates, choose the right agent, and position your home to sell competitively.
The Southern New Hampshire market is still working in your favor and with the right strategy, you can be ready when buyers step back into the market in force.
